Buyer Agreement
If it has been many years since you bought a home, or if you are a first time homebuyer, a written Buyer’s Agreement may be news to you. I must admit that the first time a buyer’s agreement was offered to me, I was a little intimidated because I had bought and sold multiple personal homes in the days before they were readily available. Now, however, the increasing trend nationwide is for buyers to work with a Buyer’s Agreement. The popularity is fueled by how well they work. Customer Satisfaction Surveys performed by annually by the National Association of Realtors® repeatedly show that the greatest satisfaction is reported from buyers who had a Buyer’s Agreement with their agent. There is a reason for this. An agent can only devote the time it takes to perform above expectations, to knock your socks off, if they know you are a serious buyer! The way we prioritize our efforts is to give time, attention and expertise to buyers who demonstrate that they are serious about working with us. Time spent on curiosity seekers takes valuable time away from the clients who really need us so we can’t devote time to it’s highest purpose. As a client rather than a customer, we are allowed to represent you, and we know that our time spent with you is well spent. You move you to the top of our prioroties. I strongly recommend this!
In Georgia the emphasis on written agreements to establish a client relationship is stronger than in some other states. According to O.C.G.A. § 10-6A-1 et. seq. representation requires a written agreement. If you do not have a written agreement covering you then you are not represented. In fact the agent you are “working with” may owe allegiance to the seller. The agreement we use is prepared by the Georgia Association of Realtors®, a “GAR” form (pronounced as a word, like the fish). These forms are edited year after year to incorporate the cumultive knowledge of mistakes past. They are designed to prevent repeat problems. If you do not have a written agreement withus, we can perform only “ministerial acts” for you. Ministerial acts do not require judgemnt, they are acts performed with the hands rather than the head.
